Selling Your Home in Texas and Tennessee: The Time is Now

The spring housing market has tipped in favor of sellers, with limited inventory creating strong demand across the country. A recent Realtor.com® survey confirms this trend, showing nearly 70% of prospective sellers believe now is a good time to list their homes. If you own property in Texas or Tennessee, current conditions offer a prime opportunity to list your home and potentially command top dollar.

 

Most homeowners considering selling are driven by practical life changes - needing more space, relocating for work, or adjusting to new family situations. According to the survey, nearly half plan to move to a different area entirely, highlighting today's emphasis on finding the right location and amenities. 

Both Texas and Tennessee feature neighborhoods that consistently draw buyer interest. In Texas, cities like Austin, Dallas, and Houston boast robust job markets with major employers in tech, healthcare, and energy sectors driving steady population growth. Tennessee markets like Nashville and Memphis offer similar appeal with expanding healthcare, music, and manufacturing industries creating economic stability that buyers value. Beyond jobs, these areas offer the quality-of-life features that today's buyers prioritize; well-maintained parks and green spaces, diverse dining scenes from casual to upscale, convenient shopping options, and increasingly important transportation infrastructure including improved public transit in urban centers and highway access in suburban areas. New developments in both states often emphasize walkability and community amenities, features that command premium prices in today's market.

Seller confidence remains high, with the Realtor.com® survey revealing that 81% of potential sellers believe they'll get their asking price or better. This confidence comes from preparation - 96% have taken proactive steps like researching comparable sales, consulting with agents, and making targeted improvements like fresh paint and updated fixtures. 

Many sellers have spent a year or more considering their move, with 61% reporting they've been thinking about selling for 12 months or longer. While some watch mortgage rates closely, three-quarters believe rates will either increase or hold steady in the coming year. Those waiting for significant rate drops may want to reconsider, especially if they have specific timing goals. 

The market in Texas and Tennessee presents a compelling case for sellers in 2025. With low inventory, steady buyer interest, and desirable neighborhoods, well-prepared homes are positioned to succeed.
